1. Who runs this website

This website is run by Teen Yong Zhen (REN 83552), a registered real estate negotiator practising under IQI Realty Sdn Bhd (company no. 1113417-U; agency licence E(1)1584). In these terms, “we”, “us” and “our” mean Teen Yong Zhen acting under IQI Realty Sdn Bhd.

The project is developed by Exsim Lumba Kuda Sdn Bhd. Its licence and permit details are on our APDL page, and the Exsim group publishes its own information at exsim.com.my. You can also check that a negotiator is registered through the Board of Valuers, Appraisers, Estate Agents and Property Managers Malaysia (BOVAEP) at lppeh.gov.my.

2. What this website is for

This site exists to give you information about Causewayz Square @ JBCC and to let you send us an enquiry: for example, to ask for the price list or floor plans, to arrange a viewing, or to book a video walkthrough.

It is not an offer to sell, not an invitation to buy, and not a contract. Sending us a form or a WhatsApp message does not create any agreement between you and us, or between you and the developer. Any purchase is made only by signing the developer's SPA, and where anything on this site differs from the SPA, the SPA prevails.

By using this site you agree to these terms. If you do not agree, please do not use it.

3. Prices and project information

We take care to keep the information here in line with what the developer has released. Even so, the developer and the authorities can change things without telling us first. Plans, layouts, specifications, unit mix, facilities, names, prices, packages and timelines may all change, and we cannot promise that any particular unit is still available when you read this.

• Prices. A price shown as “from” is a starting reference for the lowest-priced unit type. It is not a quotation. The price you pay depends on the unit, floor, availability, and what the developer confirms when you book.
• Currency. Prices are in Malaysian ringgit (RM), and the RM figure is the one that counts. Any Singapore dollar (S$) figure is a rough conversion for convenience, not a quoted exchange rate.
• Images and plans. Every render, perspective, floor plan, map and illustration is an artist's impression. The finished development, finishes and views may look different. Areas and dimensions are approximate until confirmed in the SPA.
• Packages and incentives. Furnishing or renovation packages, rebates and similar offers are the developer's. Their contents, brands and availability can change and are set out in the developer's own documents.

4. No promise of rental, returns or capital gain

Nothing on this site is a forecast or guarantee of rental income, occupancy, yield, resale value or capital appreciation. Property values and rents can fall as well as rise, and a unit can stay empty. If a rental figure is ever mentioned in conversation, treat it as an example, not a promise from us.

If a management or rental service is offered with a unit, its terms, including how and when owners are paid, are set by the operator in its own agreement. Ask for that agreement and read it before you decide.

5. Infrastructure and the neighbourhood

We describe what is nearby because buyers ask about it. The covered link bridge towards the JB CIQ has received its approval letter.

• Walking times, driving times and distances are approximate. They change with your pace, traffic, checkpoint queues and route.

6. Buying as a foreigner

Non-citizens, including Singaporeans, may buy in Johor only if they meet the rules set by the Johor state authority, and a purchase can need state consent. The state's minimum price threshold, any development levy, and the stamp duty payable by foreign buyers are set by the authorities and can change. Each project can also carry land conditions of its own; the conditions we have seen for each tower are on the APDL page.

We will tell you what we know, but eligibility is not ours to decide. Confirm your position, and the total cost including levies, duties and legal fees, with your lawyer and the developer's solicitors before you pay anything.

7. Your own checks and independent advice

Buying a home is a large financial decision. Before you commit, please check the permits and the SPA yourself, visit the site or sales gallery, and speak to a lawyer, a banker and, where relevant, a tax adviser who acts for you. We are a marketing agent. We do not give legal, financial, tax or investment advice, and nothing here should be read as such. Loan approval, margins and interest rates depend on the bank and on your circumstances.

8. We do not take payments

You sign the SPA directly with the developer, and payments are made as that agreement sets out. If someone asks you for a payment connected with this project outside that process, please stop and check with the developer first. You are also welcome to call us on the number below to confirm that a request really comes from us.

9. Enquiries and messages

When you submit a form or message us, you are asking us to reply, and you agree that we may contact you by WhatsApp, phone or email about Causewayz Square. How we handle your details, including how to opt out of follow-up messages, is explained in our PDPA & Privacy Policy. Please give accurate details, and only your own.

10. Using the site properly

Please do not misuse this site: for example, by sending automated or bulk submissions, trying to interfere with how it works, scraping it at scale, submitting someone else's details, or sending anything unlawful, abusive or misleading. We may block access or ignore enquiries that look like that.

11. Third-party links and services

This site links to or uses services we do not run, such as WhatsApp, Google Maps, video call tools, and 360-degree tours or facility walk-throughs. Those services have their own terms and privacy practices. We do not control them and are not responsible for their content, availability or how they handle your data.

12. Copyright and ownership

Project names, logos, renders, floor plans and other project materials belong to the developer or its licensors. The text, layout and other content of this site that is ours belongs to us. Please do not copy, republish or reuse any of it for commercial purposes without written permission. Quoting a short extract with a link back to this page is fine.

13. Limits on our responsibility

This site is provided as it is and as available. To the extent the law allows, we and IQI Realty Sdn Bhd are not liable for loss or damage that comes from relying on the site, from errors or gaps in it, from changes to prices, availability, specifications or timelines, from delays or changes by the developer or the authorities, or from the site or a third-party service being unavailable.

Nothing in these terms removes or limits any right you have under Malaysian law that cannot lawfully be excluded, including your rights as a consumer, and nothing excludes liability for fraud or for anything else the law does not allow us to exclude.

14. Changes to the site and to these terms

We may change this site, and these terms, at any time, for example to reflect new rules or new project information. The “Last updated” date at the top shows the current version. If you keep using the site after a change, you accept the updated terms.

15. Governing law

These terms are governed by the laws of Malaysia, and any dispute about them is for the courts of Malaysia.
